Note on Development Applications / Town Planning

Most projects will require a DA / Town Planning submission — depending on location, scale, and design typology.

This step may occur either before Design Development or following early concept work, depending on council requirements and the most strategic pathway.

Where needed, we prepare the full planning package and guide you through the approvals process with clarity and confidence.

An Approach to Cost Intelligence

Depending on the project, early builder engagement, formal cost consultancy, or both may be used to support cost clarity.

These pathways may be introduced at any point during the design and delivery phases, as best suited to the project’s scale, risk profile, and procurement strategy.

Discuss — Builder Engagement & Pricing

We support conversations with builders and contractors, tendering, and pricing reviews so you can choose the right partner with clarity and confidence.

Where appropriate, we are open to engaging a builder or contractor under a Paid-as-Consultant (PAC) or similar arrangement. This may occur early or mid-process and can provide cost guidance, buildability insight, and sequencing and programme awareness while the design is still evolving — helping to reduce risk, avoid late-stage redesign, and support informed decision-making.

Direct — Construction Guardianship

Your design is protected as it moves into reality.

We engage with your chosen builders and contractors to ensure the project stays aligned with the vision throughout construction.

Dwell — Handover & Defects Period

Final walkthrough, practical completion, and post-occupancy support.
